       ASKING $1,395,000-NEW PRICE

PARTNERSHIPS SOUGHT

We are seeking one to five equity partners meeting a total of $1.5 million for a 50% ownership or one equity partner for $1,395,000 in county approved Manufactured Housing Community (Ex. $300,000 for 10%). Proceeds from investment partners will pay off the existing loan resulting in a debt free project. Purchase total ownership for $2,800,000. Owner will consider financing with 30% down.

In addition, to equity partner will be responsible for their proportionate share of development costs (See “Exhibit E”). For example, per quotes from “Exhibit E”, a 10% equity partner would owe $135,900 for development costs. The sooner development cost are met the sooner the park will fill and become income producing.


THE PROJECT


County approved Manufactured Housing Community is a future 33.76 acre land lease development approved for 149 manufactured homes with recreational facilities on the beautiful, deep water Calooshatchee River in Hendry County. The target market for these homes will be the retiring baby boomer's seeking a change in lifestyle either as a permanent move to Florida or as a secondary residence. Affordably priced, these waterfront lots associated with the amenities and activities provided by the community will rank them above the competition.


LAND HISTORY

Currently, the project still has approximately 325,000 cubic yards of profitable fill stockpiled to sell and an active mining permit to do so. A current contract is in place to pay $5,000.00 per month, beginning January 1, 2010, for storage of said stockpiled until removed. Additionally, a $.95/cubic yard royalty will be paid as the fill is removed from site. Simultaneous with removing the fill, leveling and preparing the land for development. We have obtained our proper permits from SFWMD, and the Army Corps of Engineers. We have had pre-application meetings with DEP, as well for the package plant permitting. The onsite lake is 100% complete with outfall structure to the river. Slopes at riverfront and onsite lake have been rip rapped where applicable, and sodded with underground irrigation in place. A clubhouse concept has been completed to include a floor plan and colored rendition.


CONCEPT


It is our goal to develop an affordable, attractive, and active 55 and older community that we ourselves would be proud to live in The development will be gated, beautifully landscaped, providing up to a 30' boat slip for every resident. And have contemporary clubhouse facilities with recreational area to include swimming pool, horseshoes and volleyball area. Each resident lot will be 50 X 105 or larger with a concrete driveway.

Owners can enjoy traveling the river by boat all the way to the Gulf of Mexico or the Atlantic Ocean as it provides protected water, peaceful anchorages, and pleasant shore stops. Being connected to Lake Okeechobee, the second largest fresh water lake in the United States , and a host of many fishing tournaments, the river is a fisherman's paradise.
